Can I change my half of a shared front lawn?

I'll give you three answers because I don't know what you mean by "shares a front lawn" and "my part of the lawn."

If you alone own the lawn or you alone own part of it, do what you want with the part you own, provided that you comply with all laws concerning permits and any homeowners association regulations that apply.

If you and the neighbor own the lawn jointly, then you can do anything you want with any part of it (subject to the laws and regulations mentioned above) and so can the neighbor.

If neither you nor the neighbor owns the lawn because it is owned by the homeowners association as a common area, then you should not do anything without the permission of the association.

So first, find out what you own. Check your deed or check with your attorney or talk to the homeowner's association.

If you can tell us clearly what you mean by "shares a front lawn" and "my part of the lawn," we will be able to give you a clear answer.

This answer must not be relied on as legal advice for the reasons posted here:

no , if you own your property outright ..

you will need permission for anything that blocks view , such as fences , walls etc etc

basically you can do what you want

I am the freeholder of a detached property that shares a front lawn with a similar property at 90degrees to mine. My part of the lawn has moss and other problems dispute me treating it regularly. I wish to change it to a large flower bed. Do I need anyone's permission to do this?
