Your best investment will be a king size bed with the most comfortable mattress you can afford. An armoire type dresser. Stay within the colors of nature..in solids. Keep your linens and towels all white including kitchen. Will help keep the laundry down to two loads..darks. and whites. Next big thing, is a nice entertainment system. 2 large recliners, versus a couch, with a couple of table lights beside them. (This will help discourage guys from wanting to crash your pad). The rest is up to you, but try to keep as much floor space as you can. It is easier to keep clean. Running the sweeper, rather than having to dust too many things off, and elimate clutter. Nice couple of TV trays versus kitchen table and chairs, because it probably comes with a bar. You might need stools for that, though.
